Thirty-five minutes from St. George, Utah and 10 minutes from Zion National Park you'll find Rio de Sion, a new and exciting subdivision that captures the spirit of the Southwest and evokes the memory of a less complicated time. Thank you for taking a few minutes to learn about this new and exciting development in scenic southern Utah.
Rio de Sion means River of Zion and has the Virgin river which comes out of Zion National Park on three sides of the property. It is located in a very small friendly community called Virgin, which has about 400 people. The development is on 71 acres and is subdivided in lots ranging from just under half an acre to just over two acres. Each lot has its own view of Zion National Park or Kolob, which is a mountain range of points in pinnacles. It’s just beautiful. When you look to the west, you’ll see the Pine Valley mountain range, which is snowcapped during the winter and green during the summer. Just to the left of the Pine Valley Mountains, you’ll see the desert gardens, an area with desert plants and small mesas. It's gorgeous. Then, as the sun is setting, you’ll see the red and orange colors of the Zion National Park and Kolob. The air is crisp and clean, the night sky is dark clear with bright stars. The scenery is beautiful. It's simply a wonderful place to live.
Why do people choose this area? Retired couples and families have purchase lots here. For retired couples, this is an ideal place to live if they want to be active and enjoy nature. The lots are big and the desert landscaping means you won’t have a lot of yard work. The weather is beautiful so you don't need to worry about snow and ice removal. For families, it's an ideal place to raise kids because kids can simply be kids. There is plenty of room to just play. Right behind the Rio de Sion development we have access to over 100,000 BLM acres where you can go four- wheeling, mountain biking, hiking, and exploring. There's so much to do and see. You can also go repelling and horseback riding. It's very much an outdoor lifestyle community. Schools, shopping and theaters are only a few minutes away, yet Rio de Sion is in a quite, protected scenic byway area. It's also ideal for anybody who wants to purchase or build a second home. One couple recently purchased one of our lots so they can build a second home. They did it because they wanted to be close to the national parks, especially Zion National Park and they wanted a safe place for their children and grandchildren. This is a community where children can run and play and you can feel safe and secure. They also told me that they wanted to enjoy the night sky views. They couldn't believe how beautiful the stars were.
